LOAN MODIFICATION:

A loan modification is a permanent change to any one or more aspects of your original loan agreement (agreed to when you signed your mortgage). The goal of a loan modification is to modify the term(s) of the agreement to which results in a payment the homeowner can afford.

Loan modifications include participation from the lending institution and every bank has a different approach.

LOAN REFINANCE


A loan refinance is a new loan which may or may not include taking equity out of your home (if any). A loan refinance is not modifying the existing loan on your home, but rather creating a new loan which pays off the existing loan(s).

A refinance can assist in reducing monthly payments if a lower interest rate is able to be obtained. Typically homeowners seeking a loan modification have already determined that a loan refinance is not an option.


DEED IN LIEU OF FORECLOSURE


A deed in lieu of foreclosure is a process which you give your property (sign over the deed) to the lender (mortgage holder) rather than go through a costly foreclosure process. The lender then attempts to sell the property for all or part of the balance of what you owe.

Your note is marked as "paid" even if they do not recover the full amount owed. If agreed on you are released from further obligation to the lien holder (the bank).


SHORT SALE


A short sale is when you sell your home for less than the amount owed. Your lending institution would need to agree to the sale price and to release you from further obligation. This is similar to a deed in lieu of foreclosure, however, for a short sale the owner would attempt to find a buyer that the lender would agree to.
